Stanfield Close is made up if three areas namely Rossmore Road, Stanfield Road and the Close. There are 20 Bungalows and 42 flats, which are all self contained and available for rent only. Set amongst these properties are also General needs and Leasehold properties of the same design. There are only two 2 Bedroom flats at Stanfield Close-the rest are 1 Bedroom.

All of the flats have a small private open plan garden to the front and communal lawns surrounding. All of the Bungalows have a private garden to the back and front of the property-which are maintained by the occupier except for the communal lawns which are maintained by the PHP contractor.

Most of the properties have now had new bathrooms and kitchen. Properties have double glazed doors and windows, security lights, smoke alarms and door spy holes making it a pleasant safer place to live.

Where is it?

Stanfield Close is situated in Upper Parkstone, between Rossmore Road and Herbert Avenue. There is a reliable bus service that runs from Ashley Road, Parkstone stopping at Herbert Avenue and Rossmore Road taking passengers to Poole, Bournemouth, Westbourne and surrounding Areas.

What is it for?

It aims to give people good housing and that little bit of support so they can carry on living independently. A member of staff, whose job title is Sheltered Housing Officer, is available on site during normal working hours Monday to Friday. A large part of the Sheltered Housing Officer's job is to support the tenants in various ways. For example checking their well being-contact multi agencies/family friends where needed/requested. .

Right to occupy

People living in Stanfield Road Scheme have a legal agreement to live there and details are set out in Secure Tenancy

How to get it?

Only people who need housing can apply. People thinking about moving will be asked why they need to move. They have to give their reasons on an application form. The Borough of Poole operates a Choice-based lettings Scheme called Homechoice: when a flat becomes vacant it is advertised and applicants can 'bid' for it. They would usually go to the person or couple who need it most of those bidding. The most common reasons for needing to move are:

  • someone is finding it difficult to manage where they live now because they need housing on one level, or
  • they need to be nearer friends and relatives, or
  • they need to be near shops and buses so they can get on with everyday life more easily

Anyone interested in wanting to move to Stanfield Close must be on Poole Council Housing Register and can get an application form from the Borough of Poole. The properties are also made available for bidding by Owner Occupiers needing to consider Sheltered Housing.

What is provided?

Facilities

There is one lounge situated in the middle of the Scheme known by Residents as The Common Room. Facilities consist of ladies and gents toilets and also a communal kitchen. Tenants can use the facilities if they want to have more space for parties, get-togethers or meetings. The Common Room has a pleasant view to Communal lawn/trees.. There is a computer with internet access, free for residents to use. The tenants are able to access these facilities with their own key as and when they choose.

There is one Guest Room available for Tenants to book for any of their visitors at a small charge per person per night.

Services

At Stanfield Close

1. A support service provided by sheltered housing staff (the Sheltered Housing Officer) – this is to help people get information, give help with welfare benefits and point people in the right direction for other services. Sheltered housing staff do not provide hands on care..

2. A community alarm service. When sheltered staff are not available residents are able to get help by using the community alarm service. Every flat has an intercom system and residents can use their personal pendant which they can wear around their neck or wrist to summons help in an emergency.. If someone uses this equipment the staff at the community alarm service know help is needed and they will send it quickly. On site sheltered housing staff also use the intercom to call residents if they need assurance or make a visit to the residents home if required..

3. A management and repairs service. Sheltered housing staff will contact PHP if any repairs need to be done. PHP will arrange for contractors to come out to do the repairs.

Standards

There are standards covering all of the services that are provided at Stanfield Close Scheme and people who live there have copies of the standards they can expect.

PHP is always keen to make sure that work is done to good standards.

Relationship with the local community

Stanfield Close is part of the local community and people living within the scheme or nearby are made Welcome. Activities in the Common Room are Bingo and Darts for example The building is not open for regular use by the local community although local people might be invited to attend any arranged functions.

Staffing and expertise

Stanfield close is staffed by one non resident Sheltered Housing Officer. The Sheltered Hosing Officers are CRB checked and

hold a First Aid Certificate and attend regular appropriate training in order to help and Advise Tenants. A Contractor cleans the

Communal Areas once a week and there is a Handyman Service provided Monthly for those who need the service.

Complaints and other matters

Anyone living at Stanfield Close can expect to be treated with courtesy at all times. Everyone moving into the scheme is given a handbook that explains what they should do if they are not happy with a service. Complaints are taken seriously and staff aim to put matters right if possible.

Costs to you

The Service charge is for the extra facilities and services provided on the sheltered scheme.

The Supporting People charge is for housing related support provided by the sheltered housing staff and the Control Centre

Many people who are on low incomes qualify for Housing Benefit to cover all or some of the rent. Some people also get almost all of their service and support costs met. Our staff can help work out what people would pay before they move.

Value for money

Our charges compare well with rents and charges for similar housing for older people in Poole.
