Gas Cyclical Maintenance and Annual Servicing
Gas central heating and hot water systems, must by law be checked annually in accordance with the GAS safety (Installations and Use) Regulations 1994 and subsequent amendments. This is to ensure your safety.
Faulty appliances can give off poisonous carbon monoxide. This gas cannot be seen or smelt but can kill. Faulty appliances also cause explosions.
We, as your landlord have a legal duty to service the appliance(s) each year. You, under your Conditions of Tenancy must provide access into your home for the service to be undertaken.
If for any reason your appliance has not been serviced in the past twelve months, do not take a risk, contact the Repairs Helpdesk.
When a safety check is due, we will notify you two weeks before we need access to your home to inform you of the date and time the gas engineer will be making a visit. If this date is not convenient please ring the contractor back to arrange a convenient appointment date and time.
If you do not amend the date, the date and time arranged will be considered a firm appointment by us and the Engineer will be instructed to call on that date.
Should you not be in at the time you have agreed for the visit, the Heating Engineer will leave a card to request that you telephone them back to arrange another date for the visit.
Should you fail to do this within 14 days we will issue a Final Notice letter and if you do not respond within 7 working days, legal proceedings will then commence to gain entry to your property.
This will result in a notice being served on you that we will force entry into the property on the appointed day. This action will take place within 12 months of the last day the appliance had been serviced. Housing Officers will be accompanied by the police to witness the entry, and a heating Engineer to carry out the servicing.
You will be charged for all costs arising from forcing entry, repairs to property and police attendance charges.
