PHP service performance
Homes
Decent Homes
- We must meet a Government target of 100% of homes meeting the Decent Homes standard by 2010.
- We are on target - at 30/9/09, 83% (3,865) of 4,627 homes met the Decent Homes Standard.
Lettings
- So far this year, we have re-let empty properties in under 21 days on average, resulting in a low loss of rental income whilst empty. The South West average is 23 days, whilst 28 days is the national average for ALMOs.
Rents
Rent Collected
- This financial year so far we have collected 95.6% of rent collectable, compared with 96.1% at the same point last year.
Arrears
- At 31/10/09, there were only 301 tenants owing 7+ week's rent.
- As we work hard to take early action on arrears, there have been no evictions through non-payment of rent during the first six months of this financial year.
Customer Service
Complaints/Compliments
- Out of 41 complaints dealt with so far this year all but one (98%) was initially responded to within the published 10 day target.
- During October we received 8 compliments.
Letters
- We have a target of answering 95% of resident's letters within 10 days, and this was achieved during 6 of the first 7 months of the year – whilst October saw ALL of 61 letters received during the month being answered in time!
Repairs
Quantity
- During April-June 99.7% of emergency repairs were dealt with in time, with 98.7% of urgent repairs, and 98.8% of routine repairs being dealt with in time. This compares very favourably with national averages for ALMOs at 98.6%/98.4%/97.3% respectively.
Quality
- So far this year you told us that you were satisfied with the responsive repairs service in 98% of cases.
