PHP service performance


Homes


Decent Homes

  • We must meet a Government target of 100% of homes meeting this standard by 2010.
  • We are on target - at 31/3/08 more then 72% (3,334) of 4,605 homes met the Decent Homes Standard.


Lettings

  • So far this year we have re-let empty properties in just 17 days on average, resulting in a low loss of rental income whilst empty. The South West average is 25 days, whilst 28 days is the national average for ALMOs.

Rents


Rent Collected

  • So far this year we have collected 90.8% of rent collectable, compared with 88.1% at the same point last year.


Arrears

  • At 31/05/08, there were 275 tenants owing 7+ week's rent.
  • As we work hard to take early action on arrears, there have been no evictions through non-payment of rent so far this year.

Customer Service


Telephones

  • Our Help Desk answered 1,786 calls during May with 97.3% of the total calls received being answered.


Letters

  • We have a target of answering 95% of residents' letters within 10 days, and this was almost achieved in May at 94%.
  • During May we received 8 compliments.

Repairs


Quantity

  • So far this year over 97% of 215 emergency repairs were dealt with in time, over 99% of 218 urgent repairs within Government Time Limits and over 98% of 288 routine repairs were dealt with in time.


Quality

  • Last year you told us that you were satisfied with the responsive repairs service in 97.8% of cases (satisfaction information for this year should be published in June or July's Performance Summary.
